Job Summary:
The Home Inspector will conduct inspections of residential properties to identify hazards, damage, and needed repairs.
Supervisory Responsibilities:
- None.
Duties/Responsibilities:
- Conducts thorough inspections of housing, which may include new construction or existing.
- Inspects interior and exterior of houses, structure, roofing, drainage, electrical systems, plumbing, heating and cooling, and other requested systems.
- Evaluates property to determine whether it complies with applicable regulations and building codes.
- Takes photographs and records written or spoken notes while conducting the home inspection.
- Creates inspection reports that present detailed findings including photographs, diagrams, or descriptions of defects or damages, and recommendations for any needed repairs or replacements.
- Performs other related duties as assigned.
Required Skills/Abilities:
- Excellent written and verbal communication skills.
- Ability to write clear inspection reports describing the condition of the property.
- Extensive knowledge of home construction, engineering, and building codes and regulations.
- Excellent organizational skills and attention to detail.
- Proficient in Microsoft Office Suite or similar software.
- Excellent observational skills.
Education and Experience:
- High school diploma or equivalent required; Bachelors degree in Architecture, Construction, or related field desirable.
- Completion of certification or license from American Home Inspectors Training (AHIT) required.
- One year of related experience required.
Physical Requirements:
- Must be physically able to inspect property, which includes walking the property, climbing ladders, kneeling, and accessing crawl spaces.
- Must be able to lift up to 25 pounds at a time.
